First Spherical Office Building Ready for Lease

ABU DHABI — HQ, claimed to be the first spherical office building in the world and located on the Al Raha Beach in Abu Dhabi, is now available for lease.

Developed by Aldar Properties PJSC, the award-winning building will be ready for occupation by the end of the year. The 23-floor structure has been designed to meet the demands of regional and international companies for high-end office accommodation, according to a release from Aldar Properties.

HQ will be the anchor development of the Al Dana precinct, the central business district of Aldar’s Al Raha Beach development. To be built at an estimated cost of $17 billion, Al Raha Beach will also be home to the new Abu Dhabi World Trade Centre.

Aldar officials however, declined to comment to reveal the cost of HQ.

HQ is well-positioned to serve both local and international markets, being just off the main arterial road network linking Abu Dhabi to Dubai and neighbouring GCC countries, the release said.

It is only 10 minutes away from the Abu Dhabi International Airport and will be served by marine, rail and land transportation networks.

Built to international Grade A standards, HQ offers over 49,000 square metres of premium office space, which can meet different operational needs. Aldar itself will occupy part of the building as its own corporate headquarters.

Designed by MZ & Partners, HQ was voted the “Best Futuristic Design” by The Building Exchange Conference heldin Valencia, Spain last year and is widely recognised as one of the region’s most notable pieces of modern architecture.

Standing at approximately 120 metres, HQ will be one of Abu Dhabi’s first green buildings and is aiming for a minimum LEED Silver rating from the US Green Building Council.

It is built with the use of recyclable materials including glass, steel and concrete and the construction has employed the use of prefabricated elements to reduce waste creation.

The completed building also incorporates an automated vacuum waste system to aid with the recycling of tenants’ waste materials.

We are already processing a number of enquiries and are confident that there will be strong interest in the opportunity to occupy a landmark building in such a strategic location in Abu Dhabi,” said Mohammed Al Mubarak, Chief Commercial Officer of Aldar.
