Being a fairly new, family-oriented and gated community, Mudon offers residents a mid-level luxury living concept with well spaced out and planned townhouses and family villas.
The residential complex project developed by Dubai Properties is located at the intersection of Al Qudra Road and Emirates Road (E611) opposite Arabian Ranches and delivered its first phase of townhouses in January 2015.
Mudon, which in Arabic means 'cities', has a huge selection of large and spacious four-bedroom townhouses, large independent villas of three, four and five bedrooms.
The community that has over 800 villas surrounded by lush green gardens is divided into multiple subdivisions - Rahat, Naseem, Arabella and Al Salam, as well as Mudon Views - the only apartment complex in the community.
While townhouses in the freehold community have two to five bedrooms, Mudon Views is a group of five low-rise buildings containing one, two and three bedroom apartments and two-storey duplexes. People of various nationalities have purchased property here for both investment and end-use purposes.
The district has a community market place which houses a number of retailers including supermarkets, pharmacies, salons and coffee-shops.
The community also boasts of a large central park with a jogging track and a cycling track, with over 300,000 square metres of green space that allows residents the facility of outdoor gym, six swimming pools, three tennis courts, four basketball courts and two football courts. The cycling and jogging paths are woven in between natural green open spaces all over the area and are in close proximity to a number of amenities.
Every nook and corner of the community is dotted with playgrounds - 26 play areas for different age groups. Also there is a plaza area, where community events can be conducted, that ensures that families, big and small, can come together in Mudon.
A Mudon resident for the last two years, Fauzia Khalil said: "It's a lovely community that offers residents a tranquil escape in proximity to the hustle and bustle of the city. From a number of convenient stores in the locality to a range of cafes, play areas and a huge central park where we host a number of activities such as exhibitions, get-togethers and picnics, Mudon community is like a city in itself where all residents stay like one big family. Another charm of this area is that we have people of many different nationalities living here which makes it a very multicultural community where we get to interact with people from different cultures. Although most of the residents have their own transport, taxis are easily available in the area and we are also close to popular attractions such as Global Village, Dubai Autodrome and Dubai Miracle Garden. Living here is bliss."
