Gated communities seem to be in popular demand among Dubai residents as affordable ones that offer value for money have become available.
The Warsan Village in International City offers residents three-bedroom townhouses inside a gated community, with rents ranging from Dh78,000 to Dh85,000 yearly. The sizes of the houses range from 1,600sqft to 2,700sqft.
Nausheen Khan has been a Warsan Village resident for the past 18 months and said the rents are "affordable" compared to other similar-sized townhouses in Dubai.
"I also like the location in terms of accessibility, as it is 20 to 25 minutes away from all areas," Khan said. "It is centrally located. There are plenty of school options in Mirdif, Silicon Oasis, Academic City and Nad Al Sheba. It is just seven minutes away from Mirdif City Centre and 20 minutes from The Dubai Mall and the downtown area."
The downside, according to Khan, is having no parks in the vicinity, except for the one inside the community which is "very popular among residents". "Compared to other neighbourhoods, I feel the construction of the houses is not in par with others.
International City (bachelor accommodation) as a neighbourhood is also a disadvantage compared to other communities," she added.
Another resident in the community, Najeem Thajudeen, who moved to Warsan Village a little over a year ago with his wife and kids, finds it as a convenient location and value for money as its biggest advantage.
"I first lived in Sports City, then in Al Khail Gate and now moved to Warsan Village. When the rents were falling, I decided to move here because I wanted to get quality for the same amount of rent I was paying for the apartment we lived in," he said.
"It's a gated community and is very safe for kids and everyone else. It's very spacious and comes with built-in appliances in the kitchen, which is a great advantage."
Thajudeen works in the Jebel Ali Freezone, which is on the opposite side of the emirate.
"Residents of Warsan Village have direct access to the Sheikh Mohammed Bin Zayed Road and this gives me convenience in my daily commute to work.
"As for shopping centres and groceries, there is a Union Coop right outside the community. We can go to the eateries in International City, the food court in Silicon Oasis. The Warsan Souk will also be opening soon, which includes many eateries and other shopping opportunities," he added.
"It's a mix of nationalities living here, so children learn a lot from each other."
The townhouses offer contemporary homes with modern amenities, according to its developer, Nakheel. "With a built-up area of upto 2,013sqft, the townhouses feature a maid's room, private parking for two cars and a versatile floor plan. Large living and dining spaces provide an area to entertain guests and relax as a family. Expansive interiors lead to the private backyard and two open terraces, effortlessly combining indoor and outdoor living," a Warsan Village brochure said.
