It seems Dubai residents cannot have enough of staying in New Dubai communities. Dubai Marina and Jumeirah Beach Residence (JBR) have again emerged as the most preferred area to live in, going by the percentage of people moving into these precincts in the first two quarters of 2016. The areas topped the 'moving in' list last year as well, according to Movesouq, a home services portal in the UAE and Qatar.
This can be attributed to the lifestyle amenities in the communities and proximity to the beach and JBR Walk.
Based on over 2,500 residential moving requests placed through the website, it has emerged that a large proportion of people are also shifting to the more affordable and upcoming locations in Dubai such as Dubailand and Jumeirah Village (includes Jumeirah Village Triangle and Jumeirah Village Circle).
Other popular communities which have witnessed a lot of moving in activity are Downtown/DIFC/Business Bay and Jumeirah/Al Wasl/Umm Suqeim.
However, based on requests placed to move out, Movesouq.com puts Dubai Marina/JBR at the top of the list, followed by Downtown/DIFC/Business Bay and Jumeirah Lakes Towers (JLT).
"There appears to be both high demand and high turnover. However, it is also the case that many people who put in a moving request from these areas were looking to move to another address in the same neighbourhood," a report from Movesouq.com informs.
For instance, over two-fifths (42 per cent) of requests to move out of Dubai Marina/JBR specified another property in Dubai Marina/JBR as the move in address, the report adds. Although Al Nahda/Al Qusais and Bur Dubai are in the top 10 areas that people are moving out of, they are not in the top 10 areas that people are moving into, implying that there are more people moving out of these areas than moving in, perhaps in favour of newer areas of Dubai. MoveSouq.com has also revealed that 61 per cent of all moving in activity takes place in 10 major areas in Dubai.
While Jebel Ali/Jebel Ali Village/Discovery Gardens/The Gardens saw a lot of moving in activity, these communities saw more significant moving out requests placed on the website. Other popular communities where residents moved into in Q1 and Q2 of 2016 were Dubai Sports City/Motor City, Dubai Silicon Oasis and Emirates Hills/Lakes/Meadows/Springs.
