If you desire ultimate privacy, beach access at your doorstep, views of the Arabian Sea and the Dubai skyline and 24-hour concierge and valet service, a developer on the Palm Jumeirah has the perfect project for you. Russian developer Forum Group is offering super luxury villas for sale in a gated community called XXII Carat.
Located on the end of the West crescent of the Palm Jumeirah near One&Only The Palm, the villas and the community are scheduled for completion in December 2017.
Anton Yachmenev, managing director of Forum Group, says: "The project is now 40 per cent complete. Thirty per cent of the villas have been sold, with the Sapphire beachfront villas proving the most popular. Only two beachfront villas remain available."
The seven-bedroom villas range in size from 8,000 to 13,000 square feet, with the Sapphire villas the largest. Needless to say, all villas come with private pools and landscaped gardens. The community has a terrace structure, with a higher gradient for the middle Ruby villas created by an underground parking garage.
Dedicated concierge
"This will be a very private gated community for people who value space, peace, privacy, service and the finest materials and craftsmanship. Residents will have access to amenities including a dedicated concierge service, private beach and resident's pool and beach club," adds Yachmenev.
For prospective buyers keen on getting a glimpse of what's on offer, a show villa is available. Think La Cornue kitchens, Baldi baths, imported Italian marble, Keim paints, Angelo Cappellini furniture, Schüco windows and the works.
The villas do not come fully furnished but furniture packages can be arranged to suit customers' taste. Milan-based Transforma Design has created several interior finish options to appeal to varying tastes, including Mediterranean and contemporary styles.
"Most of the buyers and potential investors have been high net worth individuals looking for the ultimate in seclusion, space and luxury just a short drive from the amenities of Dubai. However, we are also in discussions with family offices and property investment groups," informs Yachmenev.
The developer believes most investors in XXII Carat will use their seven-bedroom villa as a primary residence.
"We believe that Dubai has reached a tipping point in its development, making it more appealing as a primary residence for people from all over the world," he adds.
Work on masterplan
Construction on the 500,000sqft community commenced in August 2015. "We always wanted to do an ultra-high-end development. We took our time before breaking ground to carefully create and perfect our masterplan to address unobstructed water views, privacy, pool location and room layouts provide maximum space and privacy for each villa - no one else on the Palm has 20,000sqft gardens, for example," the MD explains.
The Forum Group has more land bank in Dubai and intends to implement more projects in the future.
Demand has been subdued for the luxury property sector in Dubai in 2016. However, the Forum Group claims to have achieved its sales targets and not had to lower prices. They are in discussions with potential investors.
"Luxury is an overused word - not everything can be luxury - at XXII Carat, we are building a lifestyle that goes beyond luxury," says Yachmenev, adding that the Forum Group is optimistic about the Dubai super-luxury property sector in 2017.
