The Dh391 million commercial project, which is being developed by MENA Capital Investment, or MCI, on a total built up area of 40,000 square metres, is expected to be ready by 2012.
“We have launched our first project in the heart of Dubai Maritime City and it has an excellent iconic green concept that sweeps through the project, conserving energy and enhancing the working environs, two layered glass exteriors that don’t allow the outside heat to permeate through, thereby reducing energy consumption and promoting a healthy, energy efficient environment,” said Aslam Ahmed Karsaz, Director of MCI. He said MCI’s Amwaj will be the only building in the Middle East to be equipped with Philips Heart Start on site Defibrillator.
“We will have this facility on each of the floors so that in an emergency, patients who get heart attack could be given the necessary life saving first aid without any delay,” said Karsaz.
“It is also going to be the first skyscraper in the region with ‘Fire Chute Escape’ which can withstand heat up to 180 Degree C,” he said, adding that safety is MCI’s top priority.
“We are very much optimistic about the matured market of Dubai, which guarantees sustainable development. It is a place where dreams are realised at an unbelievable speed. No other country can dream of the kind of infrastructure facilities developed in Dubai even during a global slow down,” said Karsaz. Karsaz said 71 per cent of the project has been sold out. “Though we had offered discounts to our investors, MCI will never compromise on quality. We are proud to be the first to start construction work of commercial properties in the Dubai Maritime City and ours is the only fully commercial tower,” he said.
The main green building features of ‘Amwaj’ include natural ventilation, landscaped podium roof, use of grey water, electrical energy saving systems, solar panels for centralised water distribution and Bicycle Park.
“We will be using the latest technology for ensuring that the green building specifications are complied with. The building would be equipped with motion, occupancy and carbon monoxide detectors,” said Karsaz.
He said MCI supports the highly laudable futuristic vision of His Highness Shaikh Mohammed bin Rashid Al Maktoum, Vice-President and Prime Minister of the UAE and Ruler of Dubai, to make Dubai a green city. The building, a visionary landmark development facing the sea in Maritime City, will have ground floor, five podium levels with integrated car parking for more than 900 cars, 27 typical office floors and a service floor. —
