ONE of the most significant real estate developments in Pune is the sprawling DSK Dream City, promoted by D.S. Kulkarni Developers.
D. S. Kulkarni, the Founder, Chairman and Managing Director, of the group says: "The response to our project has been extremely good including from NRIs in the Gulf, the US and other parts of the world."
According to Kulkarni, construction of 2,400 flats is going on currently. "We plan to construct about 10,000 flats in just eight years," he says. "We are launching new phases continuously because of the good demand."
Infrastructure work is also progressing well, he explains. Wide roads have been laid out within the campus, located along National Highway 9 (Pune-Solapur).
The Pune Metropolitan Region Development Authority is developing an ambitious, 90-metre, 170-kilometre long ring road that would link the township to the Mumbai-Pune expressway. After its completion the expressway will be just 45 kilometres from DSK Dream City.
Kulkarni points out that within the sprawling, 300-acre township a lot of work is progressing including construction of internal roads, waterway, sports facilities, etc. The best of technology has been deployed to ensure world-class infrastructure, he adds. It includes the use of self-levelling and compacting concrete.
Similarly, the company has put up a chilling plant, ensuring that water for concrete is cooled to 4 degrees Celsius, he says. "We want to ensure quality work for the project and are getting the latest technology," adds Kulkarni.
Interest from NRIs in the Gulf and the US is huge, but many of them want compact apartments where they can stay during their holidays in India, notes Kulkarni. So besides the regular one, two and three BHK apartments, he is also developing compact studio apartments of about 550 square feet, specifically for NRIs who would like to stay for a few weeks every year.
DSK Dream City will feature Canadian boats that will ferry residents along a 4.5-kilometre water body and trams from Hong Kong to traverse the six-lane internal roads.
The self-contained township will also have IT hubs, 5-star hotels, malls, multiplexes, swimming pool, play rooms, party areas, etc. Kulkarni says there will be 36 sports facilities, nine sports academies, six educational institutions and 14 gardens. The sports facilities include those for 24 Olympics-related games.
A 10,000-capacity football stadium is also coming up at DSK Dream City. In fact, the group also owns the DSK Shivajians football team. Its key player is Lallianzuala Chhangte, who recently starred for India in a semi-final against Nepal.
The group also partnered with the Liverpool Football Club and has set up the LFC-DSK academy within the township.
On completion, DSK Dream City will be home to 50,000 residents. Many of the buildings will soar 50 floors high.
The township is coming up adjacent to the existing educational hub of the group, where it operates colleges that conduct courses in animation and game and product designing. The DSK group plans to set up its own private university in the future.
The highlight of the township is its serenity. A manmade river will wind its way around the township. The promoters are deploying technology to ensure that the water remains odour-free all the time and does not lead to the breeding of mosquitoes.
The township will not only be self-contained, but also self-sustaining, not depending on the civic infrastructure. It will have its own water supply drawn from wells. The group is setting up a 100 MW solar power project in Madhya Pradesh, so it will be able to draw electricity from the power grid.
DSK Dream City will be deploying plasma technology for disposing garbage and the sewage treatment plant will purify the waste water; this would be used to water the gardens.
