ONE of the most happening places in Kochi, the commercial hub of Kerala, is Kakkanad. Several high-rise buildings are coming up in the locality, which is about 25 km from the international airport.
And in close proximity is the state government's InfoPark project, besides the upcoming Smart City. Says Jose Maliakal, Managing Director, Sherborne Builders and Properties Pvt Ltd: "Within five years the number of employees working in these facilities will jump to 300,000. These are just the direct jobs, but there will be thousands more of indirect jobs."
Kakkanad is also a popular destination for NRIs from the Gulf, Europe and the US who invest in properties in Kochi and other parts of Kerala. Maliakal's firm has promoted a luxury villas complex at Kakkanad in close proximity to the InfoPark and the Smart City.
"This is the only villas complex in this area," says Maliakal. "We are selling villas for about Rs16 million. The cost of maintenance will be around Rs2,000 a month." He also sees good potential for renting out the villas, as CEOs and other top executives of the IT companies would want to stay in these facilities.
Some of the owners of the villas have had inquiries, with people willing to pay Rs50,000 as rent for the four-bedroom villas.
Several other projects are also coming up in the vicinity, says Maliakal. They include luxury hotels, an international convention centre, commercial complexes, schools, hospitals and other facilities.
Plus the roads around Sherborne villas are being widened by the local authorities. "This place will undergo a transformation over the next few years and we will see plenty of growth opportunities," he adds.
Sherborne also features a swimming pool, an open clubhouse, ample parking space and wide roads within the complex.
