JLL ranks Palava as India No.1 city to live in

Scores high on livability factors such as urban planning, environment sustainability, smart governance, education and leisure facilities.

Jones Lang La Salle, world renowned American professional services and investment management company specializing in real estate has ranked Palava, a private Greenfield Smart City developed by the Lodha Group, as India's best emerging city to live in its proprietary report, 'Livability Quotient - A Paradigm Shift in India's emerging cities'. The recently published report evaluated emerging cities across the country on their overall livability, city administration practices, and sustainability and rated them on broad parameters such as planning, utilities, leisure, smart governance, safety, jobs, environment, connectivity, real estate performance and future scope of expansion. Prominent cities like Navi Mumbai, Greater Noida, Mohali, Manesar, Pimpri-Chinchwad and others were among those that were assessed in an exhaustive analysis. Ten cities were identified on the basis of an internal discussion within JLL to shortlist those cities that have demonstrated the ability to create sustainable satellite city.

The report applauds Palavas environmental friendly initiatives such as well-planned green spaces that have nurtured over 21,000 trees, the practice of rainwater harvesting, waste management, solar power generation and others. It appreciates the city's 24/7 Command Centre facility, 450+ CCTV cameras and other security measures by IBM; and the exceptional initiatives undertaken for smart governance that monitor administrative tasks better, engage residents fully, and make informed decision-making a possibility. Palava also won laurels for its network of public/shared buses that connects residential nodes to all important business and shopping districts as well as its privately managed, quality bus transportation for its citizens, which helps travel to key business destinations across Mumbai and nearby transportation hubs. The city not only scored high for offering upscale lifestyle and sustainability practices, but also garnered appreciation for making sports and recreational facilities like gymnasiums, club houses, malls, and business facilities.

Located at the junction of Thane, Navi Mumbai and Kalyan, Palava is already home to over 29,000 families and will have over 4 lakh families in the future. It has consistently recorded Air Quality Index scores between 50 to 70, which is 3 times better than the consistent three digit AQI values associated with Mumbai and Delhi. While the 3.6 km long promenade at Marine Drive struggles to accommodate Mumbai's population, nearly 10,000 citizens of Palava enjoy a 1.3 km long Riverside Promenade that is exclusive to their neighbourhood.

Palava today also offers its citizens a 5 lakh sq. ft. Xperia mall with PVR multiplex, Big bazaar, Central and other shopping and dining options, two ICSE schools, high-quality sports facilities that include a 9-hole golf course and FIFA standard football field among others, grand clubhouses, places of worship, community spaces and more. Dotted with shaded walkways, orchards, grasslands, mist fountains, places to sit and read, a jogging track and sit-outs to watch the river gush, Palava is the perfect getaway and citizens often invite their friends and family to spend a weekend here.

The city is expected to soon reap the benefits of infrastructure development planned in that region. The Maharashtra State Government's given a nod to the construction of a 21km flyover starting from Kalyan, the Kalyan-Shilphata road is getting widened, there is a proposed 15km Airoli - Katai elevated road that will cut down the distance to Navi Mumbai by 7km, there is a plan to make a 1.5 km four lane tunnel, cutting through Parsik hill, and there was a recent announcement of the 7.5km JVLR-Khoparkhairane-Ghansoli Bridge that would provide a seamless corridor for travelling to and from Palava.

Sharing the plans for the near future, a PCMA spokesperson shared that Palava will soon have 20 additional schools including the prestigious Shri Ram Universal, a walk to work business district with over 3.5 lac jobs, a world-class multi-disciplinary university, an Olympic-standard Sports Complex and more. While the city is crowding the skyline with skyscrapers, Palava seems to offset the trend to enhance the longevity of natural resources. It will be worthwhile to evaluate if this city will set the benchmark for Greenfield Smart City development in India.
